Once your property is rental ready, I will market and advertise your property for rent. Create a website for it, manage the bookings calendar, screen and qualify prospective tenants, execute rental contracts, collect and hold deposits, check-in and out guests, prepare a monthly owner statement showing rental income and expenses, provide a year to date owners statement and pay taxes on behalf or owner, coordinate maintenance and repair work on behalf of owner. Marketing your property for Rent, Qualifying prospective guests, Managing Booking Calendar, Executing Rental Contracts, Holding and Dispersing Money, Scheduling and Accounting for Maintenance/Repairs, Providing Owner with Income Statements and Tax Accounting.

SELLER'S AGENT

After having managed it, cared for it and sold it to dozens of rental customers, I will have expert knowledge of the property and know how to sell it to a prospective buyer. In fact, it can be actively listed on the market for sale at the same time we are vacation renting it and your best chance to sell it will be to someone who stays there and falls in love with it. If you choose to do this, it also will be much easier to have the same agent managing the rentals to be coordinating for sale showings. I will also be able to provide prospective buyers with income statements showing how the rental income adds value to the property. Strategize, Design and Implement the best Marketing Plan to get your property Sold for the highest price. Assist in getting the property market ready, List Property in the MLS and various other sales forums. Host Open Houses, Schedule Showings, Receive and Negotiate Offers, Execute Counter Offers and Addendum, Guide you through the Escrow Process, work to Ensure a smooth closing.

Be the Owner's on-island representative for projects in which an owner is acquiring, building, renovating or designing a luxury vacation rental. Recommend professional vendors, work with contractors and designers to make sure the project is completed to the highest standard, on-time and within budget.
